An independent, plain-English advisory visit. I walk every door, photograph what matters, and leave you with notes you can act on — yourself or with a contractor of your choice.

Fire door being inspected in a commercial building

Why fire door compliance matters.

Under the Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act 2022, the "responsible person" for any non-domestic premises — and the freeholder of any multi-occupied residential building — must ensure all fire doors are inspected, maintained and certified as fit for purpose.

Most landlords don't realise their annual gas safety check doesn't cover this. Fire doors require a separate, documented inspection — and councils are increasingly issuing enforcement notices.

What's included in every inspection.

Our standard inspection covers everything the council and your insurer will ask for:

  • Visual assessment of doors & frames
  • Gap & intumescent seal measurement
  • Hinge & closer inspection
  • Self-closing mechanism test
  • Hardware & lock function check
  • High-quality photos of every door
  • Comprehensive written report
  • Prioritised remedial recommendations
  • Compliance certification
Pricing

Quoted per visit. Honestly.

Every property is different — a five-door HMO and a six-flat conversion need very different visits. So pricing is per consultation, not per door. The first chat is always free.

"Tell me about the property and I'll give you a clear figure before any visit is booked. No surprises, no scope creep."
Most single-property visits fall comfortably within the kind of budget a landlord would set aside annually for fire-safety due diligence.
FAQs

Common questions, answered.

How often should fire doors be inspected?
BS 9999 and the Regulatory Reform (Fire Safety) Order 2005 recommend a competent person inspect fire doors at least every 6 months, with high-traffic doors checked more often. For HMOs and buildings over 11m, the Building Safety Act 2022 requires quarterly inspections.
What happens if my doors fail inspection?
You'll receive a prioritised list of remedial actions and a transparent quote. Most issues — gaps, seals, closers — are quick fixes we can carry out the same week. Critical safety failures are addressed within 24 hours.
Do you provide emergency repairs?
Yes — we operate a prompt emergency line for damaged or non-functioning fire doors. Average call-out time across Beckenham, Bromley and Croydon is under 4 hours.
Is your certification accepted by councils & insurers?
Yes. We are specialist and fully insured. Our reports are accepted by all London local authorities and meet the documentation requirements of every major UK landlord insurer.
How long does an inspection take?
Roughly 15–20 minutes per door. A typical single-property HMO with 4–6 doors takes 1.5–2 hours on site. The full report is delivered within 48 hours.
Do you cover all of Greater London?
We cover Beckenham, Bromley, Croydon, Lewisham, Orpington and wider Greater London. Properties further afield are quoted with a small travel supplement — get in touch for a tailored quote.
